Situated in the heart of the Cayo rainforest and directly bordering the 7,000-acre Tapir Mountain Nature Reserve, the the Belize real estate sits in the centre of an area with culturally rich Maya ruins and a thriving ecosystem that gives the eco luxe development such character. Still, despite its secluded location, the property is very accessible, being only a 30-minute drive from the bustling border town of San Ignacio, and only 1.5 hours from the international airport in Belize City.
The development is built to strict environmental standards with solar and hydropower providing the vast majority of the resort’s energy needs and with extensive use of locally sourced and sustainably harvested wood.

The small and exclusive development consists of 25 eco luxe residences and only ten are available for sale.
Ownership is freehold title and as an owner, you will be entitled to 30 days personal use p/a. For the remaining time, you will sign a rental management agreement with the hotel management company, which means that each residence is rented out as part of the hotel. You decide how and when you want to spend your 30 days, ie multiple short trips or one or two long stays. You can also choose to spend some of your 30 days annual use at another luxury beachfront resort in Belize or at a hacienda style property in Argentina.
You will receive 40% of the net rental income from your residence. You do not have to pay any maintenance or other fees; the management company pays for the running of the hotel, all the hotel staff, utilities and maintenance from the other 60% of the room rental income. Based on an annual 50% occupancy rate, yields are expected to be 8.2% for the Deluxe Residences & Two Bedroom Residences, and 9% for the Luxury Hotel Residences.
The development is managed by Noble House Hotels & Resorts, a US based fully integrated hotel ownership and management company. The company currently operates 18 high end boutique hotels, many of which are award recipients including Little Palm Island – voted America’s Best Beach Hotel and World’s #2 Best Hotel by “Travel + Leisure Magazine” as well as Bernadus Lodge & Spa, voted as 6th Best Hotel in the World by “Conde Nast Traveler” and Andrew Harper’s “Hideaway of the Year.”
Every residence is built using beautiful, locally sourced hardwoods. All of the roofs will be traditional palapa leaf, harvested from within the estate and hand crafted by a local expert with whom the developers have worked for several years.
Each residence has a central theme of stylish Old World Colonial charm, carefully integrated with exquisite furnishings and unique pieces of antique furniture from all over the world. Every bedroom will boast four- poster beds, each one handcrafted by local artisans from indigenous Belizean hardwoods.
Outside your rainforest retreat, you will have a large outside deck, suspended in the canopy, on which to relax and enjoy the sights and sounds of the surrounding nature. Each residence has been individually located to maximize the stunning views along the series of natural Mayan plunge pools, cascading waterfall and gently meandering creek that flows within the property.
There are three different types of residences to choose from
There are 13 detached deluxe residences, each positioned to take maximum advantage of the setting and view, with wrap around deck overlooking the stream, plunge pools or creek.
With over 700 sq ft of total living area, including a stunning indoor and outdoor bathroom, along with the highest quality furniture, fixtures and fittings, the residences will set a new benchmark in luxury for the Belize.
There are a total of 8 luxury residences comprising a living area of 1,000 sq.ft. A unique feature of the luxury residences is the large wooden floating deck, which is situated outside and has a private plunge pool, fed by natural spring water from the same spring that provided the ancient Mayans with water over a thousand years ago.
The luxury residences are split across two levels, with the bedroom area separated from the living room area with en-suite indoor and outdoor bathrooms similar to the deluxe homes. There is also more width and depth to the luxury residences compared to the deluxe suites.
Two Bedroom Residences
There will be no more than 4 spacious two-bedroom residences with 1,800 square feet of living space. The two-bedroom residences are comprised of a beautiful central open-air living room and two individual bedroom suites with en-suite indoor and outdoor bathrooms.
As with all the residences, the furniture and finishes are of the highest quality. One of the most striking aspects of the two-bedroom residences is the large full- length deck with inbuilt sofas surrounding a central private plunge pool.
Eco luxe living
Solar and hydropower provide the vast majority of the resort’s energy needs. The water for the lodge will be provided by a combination of rainwater and natural springs that are on site. Hot water will be provided through solar thermal generation and waste water will be anaerobically filtered and safely returned to the environment.
The vast majority of buildings are constructed using locally sourced, sustainably harvested wood. The roofs for the main public buildings and individual hotel residences are made from local palm fronds, harvested locally three days before or after the full moon. Any trees felled in the development are used in some form or another in either construction or in powering the site in the biomass generator. The net result of building and operating in this manner is virtually zero carbon emissions, sustainable and responsible water management, sustainable and renewable use of building materials, and reinvestment into the local land and community, which will further enhance the local economy.
Lodge & Pool
The main public area consists of traditional palapa-roofed restaurant and bar, along with an outside deck overlooking the infinity pool. Floating like a tablet of water suspended in air, the pool offers a place to relax in non-chlorinated pure water while watching nature pass by.
Bar & Lounge
The library bar and lounge area is the plaze in which to sit and enjoy a cocktail or a glass of wine from an extensive wine cellar and meet fellow adventurers.
Guests can enjoy a genuine Cohiba or Montecristo, imported from Cuba and stored in the temperature-controlled humidor, while watching the pool light flicker from the lounge deck area. There is also a cigar deck overlooking the waterfall.
Natural Maya Spring Pools
One of the true gems of the hotel, and something that sets it apart from any other, is a tranquil series of natural Maya spring plunge pools that gently flow down to a stunning natural waterfall.
Surrounded by exotic tropical plants, the palapa spa located next to the pool, is a serene place where you can be pampered while relaxing to the sound of water gently cascading from the infinity pool into a natural spring.
The Cavern is a natural cave that the developers discovered while spending many years on the site looking for the best location for the lodge. This cave will be transformed into a truly spectacular natural wine cellar and tasting room to rival any on the world. The Cavern can be booked for an intimate candlelit dinner in the most seductive and private of settings.
Political and economical stability make Belize a safe place for property investment. Belize has a legal system based on British common law, which safeguards the interests of investors and provides secure property/land titles, similar to any other commonwealth country or land in the UK, US and Canada. Foreigners can buy and own land of any kind, including beachfront and jungle property. Belize is currently going through a land investment boom, which is comparable to Costa Rica in the 1990’s. With no capital gains tax, all income earned from a Belizean investment is tax-free.
The national currency, the Belize Dollar ($BZ), is fixed to the USD at a constant rate of $2 BZ to $1 USD – so investors can count on minimal currency fluctuations on income earned. English is the official language of Belize
Belize is located in the Western Caribbean, sharing borders with Mexico to the north and Guatemala to the south and west.
